Almost every roof in Malta is flat, and almost every one of them relies on a waterproof layer that has a finite life. Because it is applied wet it follows every upstand, parapet, pipe and awkward corner exactly, which is where nearly all roof leaks actually start.

Most Maltese roofs need renewing somewhere between ten and twenty years depending on exposure, foot traffic and how well the original job was done. The warning signs are cracking or crazing across the surface, blistering, ponding water that never dries, and damp patches appearing on ceilings after heavy rain. If your roof has never been touched and the property is over fifteen years old, it is worth having someone look before the first storms rather than after.
