Terraces and balconies cause more internal damage than roofs do, because when they fail the water goes directly into the room underneath rather than into a void. They are also harder to get right: there is usually a tiled finish involved, a threshold into the property that has to stay watertight, drainage that has to work, and an edge detail where the slab meets thin air.

The most common failure we see is a terrace tiled directly onto the slab with nothing underneath, or with a waterproof layer that was never taken up the walls or under the door threshold. Grout is not waterproof and never has been. Once water is under the tiles it moves sideways until it finds the weakest point, which is usually the edge of the slab or the junction with the wall below.

Frequently Asked Questions

Do the tiles have to come up?
Not always. If the tiles are sound and well bonded, and there is enough height at the threshold, we can apply a system over the top. Where tiles are drummy, the falls are wrong or the threshold is too low, lifting is the only way to do it properly and we will say so.
Why does water get through if the tiles are sealed?
Because grout is not a waterproof material. It absorbs water and passes it through to whatever is underneath. Tiles are a wearing surface, not a waterproof layer, and the waterproofing has to sit beneath them.
What is the most common cause of terrace leaks?
The threshold. The waterproof layer needs to run up under the door and above the finished floor level outside. When it stops at the door frame, driving rain simply runs underneath and into the room.
Can I still use the terrace afterwards?
Yes. Trafficable systems are designed to be walked on and take furniture. If we are relaying tiles on top, the finished surface behaves exactly as before.
